Timber Frame

The load-bearing structures of a building are made of engineered timber panels,
instead of a steel frame or concrete blockwork.

We strive to build our timber frame structures to the most significant level of precision and quality to guarantee the durability, lower maintenance, long-term aesthetically pleasing appearance, and reduced heat loss characteristics.

We have already built many living houses, flats, holiday lodges, garden offices, educational and care buildings using the timber frame method. While implementing bespoke designs we focus not only on the external unique look of the house but also follow the required specifications and materials

In our construction we by default use materials supplied by our reliable partners, however, all materials can be easily changed if required. The thermal performance of the house is a very important metric for the design. We achieve demanded U-values using our four standard wall construction types and adding adjustments if essential.

We build Bespoke Timber Frame Houses according to your drawings and also offer Our Designs to choose.

To quote your project please email us the main drawings of the house – plans, elevations, sections with main dimensions, a specification of U values required, and project completion type. We offer a free cost estimation for your project in 4 working days.

If you do not have drawings yet, take a look at our Completed Project Gallery for some ideas and inspiration or choose from Our Designs that we created in cooperation with architects.

Standard wall construction types

We named each construction type according to the house type it is most commonly used for. These names are conditional, mainly to help in communication with our customers to establish the level of thermal performance for the project. The main difference is the thickness of the insulated framework.

Garden line

For little cabins and structures that do not require high thermal performance levels (U values lower than 0,26 W/m²K). The main framework thickness is 95+45 mm. Most commonly used for little garden houses, camping lodges, etc.

Living line

Standard solution for living houses that require U values of the walls not worse than 0,18 W/m²K. The main framework thickness is 195+45 mm. To slightly adjust thermal performance if necessary, we use insulation of different thermal conductivities.

Holiday line

For a summer residence, bungalows, camping lodges in cold weather locations, or living houses for a warm climate. The main framework thickness is 145+45 mm. U value achieved for the walls is 0,20 W/m²K.

Passive line

highly insulated walls that reach U-values of 0,11 W/m²K or better. In some countries it is a mandatory specification for newbuild living houses, however elsewhere it is a choice of long-term saving solution – minimal to no heating costs, less CO2 emission.

The main framework thickness is 245+45 mm plus an additional layer of hard 30mm insulation

The offsite manufactured timber frame element building method generally adopts factory-made frames that are built-up on-site in large sections, thereby reducing the sum of connections that need to be done on-site.

The largest element size we manufacture is 13 m in length and 3m in height and it is only due to restrictions of available trailer sizes to transport the produced elements to the building site. The lifting capacity required for the crane to lift such wall element is 2 tones. For more information on the production and assembly process please read.

house building process

Today over 70% of the population of the developed world lives in timber frame housing.

Timber Frame is becoming a priority choice due to changing requirements related to the effect on the environment. Furthermore, off-site manufactured timber frames in elements provide supplementary benefits:

  • Successfully replacing steel frame or concrete blockwork. It’s a faster, more cost-effective, and considerably more sustainable building method. It’s generally lightweight yet astoundingly solid and strong.
  • Practical advantage. Offsite manufacture allows achieving a better quality of construction and makes less to no mistakes. Also, it allows continuing production during cold weather, when building from scratch on-site would not be acceptable. Work is much more efficient and creates less waste.
  • Provides excellent thermal efficiency. Timber frame meets the needs of the U-values of today’s building requirements. Also, guarantees lifetime savings in energy cost.
  • Fast and easy installation. The build-up process is shorter and less complicated. It requires fewer machinery and tools to be used on site. Thus, it will not only save time and money for your project but also minimize the noise to your neighbours
  •  Sustainable. Timber is one of the most environmentally-friendly materials because of its ability to absorb and store carbon. It is a natural and renewable material. In our company, we dedicated to planting trees every year.
  • Unlimited design possibilities. It can be used in conjunction with other build methods. A vast variety of external finishes and claddings. Easy implementation of different shapes and concepts.

We offer a flexible solution for different budgets

To have the most time and cost-effective house building process we offer to fit as many layers in the factory as possible, minimizing the works on-site and material waste.

Name

To have the most time and cost-effective house building process we offer to fit as many layers in the factory as possible, minimizing the works on-site and material waste. Our wall elements usually arrive at the site as a fully insulated framework, fully finished from outside (with airtight ventilated façade solution, chosen external cladding), with windows already in, vapor film and service battens on the inside fitted, leaving internals ready for electricity and plumbing installations on site.

After other subcontractors finish the installation work, we close the walls with plasterboard, T&G wooden panel, or other chosen material. We are also flexible to build the house in stages or leave some of the works and materials excluded from our delivery in case you want to finish those yourself. In our house kit, we can also include or exclude windows, external and internal wooden doors, parquet, wooden staircase, wooden internal architraves, cornices, trims and skirting boards, wooden fences, terraces, and other wooden ornaments and decorations.

House completion packages

Packages show different options and their conditional prices, however each package can be adjusted to your needs.

Note: price ranges are the AVERAGE of 10 different size and types houses, thus the actual price for each project may slightly vary.

Unlimited design possibilities can sometimes be a headache, but not with us!

When building a bespoke house there are limitless cladding profiles, window trim options, roof edge solutions and other design decisions to make. And often a person building his first house is overwhelmed and finds it difficult to make a choice on which option is better for overall house design, nonetheless it is good technically. To ease the work, optimize, and shorten the design stage, we selected the most commonly used profiles and dimensions for weatherboard, external window trims, corner boards, soffits, and other parts of the house, and created a catalogue to choose from. However, we are flexible to follow your custom profiles if you send us pictures, samples, or sketches. We will advise and help with your decisions to achieve the best results for aesthetics and technical parameters and ensure that your creative process is smooth and easy!

We offer a free cost estimation for your project in 4 working days.

To quote your project we need main drawings of the house – plans, elevations, sections with main dimensions, a specification of U values required, and project completion type.

If you do not have drawings yet, we offer to take a look at our recently completed project gallery for some ideas or choose & buy drawings of our designs that we created in cooperation with architects.
